The 2 full baths are probably the rooms that need the most work, but they are centrally located in the home and are not so large that renovation costs will be out of control.

This bathroom requires the most work to repair the chipping tub and replace the flooring.

Yes, the bathrooms need major work.  But local architectural salvage yards can be a great source for claw foot tubs and period sinks and vanities.  Imagine the possibilities!!

In addition to the 2 side by side front rooms, there are 6 more rooms that can be used to suit your lifestyle and needs.  All six have fireplace fronts and mantles, some with beautifully inlaid tilework.  While they were an original source of home heating when Algiers Point was developed, the fireplaces are now decorative only.

While it is obvious that work needs to be done to restore this home, it’s not often that you find this much space with a double lot and so many original details in a historic New Orleans neighborhood.

Living Rooms and Pocket Doors

The unique layout of a traditional shotgun home means that the rooms are one behind the other from front to back.

628 Seguin has remained true to the original layout of 2 rooms, a short hall with a full bathroom, 2 more rooms and the kitchen at the rear.  The only difference is that because the home was originally a double the rooms are duplicated on each side of the house, with a connection between the hallways and between the 4th rooms on each side and an extra large kitchen that spans the entire width of the house.

Original pocket doors separate the 2 front rooms on both sides.  Traditionally, the front room was used as living spaces with all of the others used as bedrooms.

Through the years, many residents have started using one side of the house for living and dining spaces and the other side for bedrooms.
